Based on your ideas, we’ll sketch out initial design concepts ad options and present to you  what’s involved to take it to the next stage to fulfil your goals. This is stage one of the journey process and an essential part of getting to know what ca be achieved in order to create your dream home.

PLANNING STAGES

To take your idea to the next stage of planning, we develop more detailed design concepts and scale plans, together with full design and tender documentation to provide clients with design and visuals of their new home/renovation to help them make important design decisions.

Detailed planning documents are developed together with the planning application which we shall  submit on your behalf to the Local Authority, be it in Hammersmith and Fulham, Richmond, Hounslow, Wandsworth, Lambeth or even Croydon. Our success rate in client planning approvals across London and Surrey councils reflects our experience and determination in liaising with Case Officers and Councils to ensure the process runs as smoothly and quickly as possible.

BUILDING WORKS

Once a project has been approved by the Local Authority and the design frozen by the you the client, we will provide detailed technical plans to obtain Building Control Full Plans Check Approval and allow for accurate construction costs from selected contractors to be submitted and also produce the Building contracts on behalf of clients.

Whilst some of our past clients opted to manage the construction works themselves, many have opted to use us to co-ordinate various stages of the build through to successful delivery. During the onsite operations, we manage the  builders and consultants, to monitoring the progress of building works. With our past experience of onsite operations, we have had a successful track record in keeping projects on budget and in time whilst still maintain an acute eye to detail.

It is not uncommon for people to know they want to do a building project, and have thought about it quite a bit – but just don’t know how best to start…

Or worse, launch into an expensive design service without establishing a relationship or worse still, not carefully established the groundwork for the project.

The initial FEASIBILITY ANALYSIS AND OPTIONS REVIEW works in the same way. It will allow you to start an exploration designed to precisely understand your requirements and potential roadblocks, then gives:

Findings and Recommendations;
A Plan to move forward;
A Timeline and Rough Order of Cost. 

The Process

We developed this process while doing our residential projects. These typically involve a large number of groups and a diverse range of people. We saw an issue in these projects, of people starting design and construction BEFORE they had fully done their research and homework. BEFORE they had critiqued their ideas.

We think this applies across the construction industry  it also happens in residential projects too… People are trying to run before they have mastered the walk (sports pun intended!)

The consequence of inadequate upfront research of needs and options is like… building a house on bad foundations.

The foundations are the most important part of the whole house, because everything is built on top. It’s very expensive to change the foundations once you have started to build upwards. But it’s very easy to change them if they are simply lines on a plan.

So… we spend a little more time on the research than most other firms who rush their clients into the design phase.
