Project Description

THE BRIEF

Our services involved in the refurbishment, renovation, space planning and architectural detail designs for a 3700sqft 3-storey Grade II Listed building along Bays Water Road, Hyde Park for our busy property developer. The flat comprised of small dark rooms not suitable for modern family living.

THE CHALLENGE

Westminster Council and Listed Building Officers required that any extension works to the property should match the existing style of the building. There were no external changes. The only changes were to improve the internal layouts and internal modification. The entrance wall was to be removed and fitted with a glass sliding panel and the challenge was to ensure reasonably precautions were considered with the Structural Engineer and Builder. Acoustically upgrade the floor without tampering to the flats below. The loft floor load bearing walls were to be repositioned to make slight changes to the layout to access the attic loft with an additional staircase and act as a fire escape. In additional the lightwell in the loft space was restored to its original form and additional skylights introduced in the inward sloping roof to provide extra natural light below.

THE OUTCOME

Our role was involved in meeting with the developer and contractor, providing visualisation and 3D analytical studies of proposed room layouts. Specified and selection of the highest quality of materials finishes and product selection. As the Lead Designer, our responsibilities were to assist the developer with providing interior design solutions, interior design presentations, and M&E consultants to produce lighting designs, plumbing, ventilation and heating solutions.

The client also benefited in the space planning and utilisation of the loft space in its current form as a study and storage area, which was not previously apparent.
